Charlottesville & Central Virginia Horse Farms

Horse Farms with Barns for Sale in Central Virginia

A horse farm is measured in movement: from stall to paddock, barn to pasture, hay storage to aisle, trailer to gate. The closer those pieces work together, the easier the farm is to live with. Barn design, water, fencing, footing, storage, riding space, and access are not separate features. They form the daily rhythm of the property.

Search horse farms with barns throughout Charlottesville and Central Virginia, from intimate private farms to established equestrian properties with multiple stalls, arenas, broad turnout, substantial acreage, and the infrastructure to support serious horsekeeping.

EQUESTRIAN EXPERIENCE & REAL ESTATE JUDGMENT

Experience Shapes How I See a Property. Independent Thinking Shapes How I Sell It.

Bridget Archer

McLean Faulconer, Inc.

I have never approached real estate as a formula. Every property has something that determines its value to the right buyer, and my job is to recognize it, bring it forward, and build the marketing around it.

For more than three decades, I have sold real estate, specializing in equestrian properties. I have also worked as a Director of Sales & Marketing and trained other sales professionals. As Director of Education for the Charlottesville Area Association of REALTORS®, I launched the association's real estate school and built it into a highly successful program in Central Virginia. That range lets me see your property the way a buyer, a seller, and a fellow agent would.

Earlier in my career, I worked in the Los Angeles music business, where presentation, timing, communication, and holding someone's attention mattered every day. Those observations still influence the way I market property. A listing has to be accurate, but it also has to be memorable.

Horses have been another constant. I have owned and managed a barn, ridden dressage and jumping horses, worked with young horses, lived the daily responsibilities that come with caring for them. I do not have to imagine how an equestrian buyer will look at a farm. I understand the questions because I have asked many of them myself.

I am attentive by nature and independent in the way I work. I notice details, question assumptions, and do not automatically market a property simply because that is how it has always been done. If a stronger presentation, different positioning, better photography, or a change in strategy will improve the result, I make the change.

Sellers hire me for more than exposure. They hire me to think about the property, understand what makes it different, and make sure buyers see that difference clearly.

HORSE FARMS | BARNS & DAILY FUNCTION

The Barn Is Where the Farm Proves Itself

BUYING A HORSE FARM WITH A BARN

Count the Steps, Not Just the Stalls

A barn can look impressive in photographs and still make everyday horse care unnecessarily difficult. Walk it as though you already own the farm. Picture bringing a horse in from turnout, feeding at dawn, filling water, carrying hay, tacking up, turning horses out, cleaning stalls, receiving a veterinarian, and backing a trailer into place. A good barn shortens those movements rather than multiplying them.

Study stall dimensions, doors, latches, aisle width, ceiling height, ventilation, natural light, electrical service, water, wash space, tack and feed storage, hay storage, drainage, footing, and fire separation. Look closely at the roof, structure, wiring, plumbing, gutters, foundations, and evidence of moisture or deferred maintenance. Then step outside. The barn should connect easily to paddocks, pasture, riding areas, manure management, parking, and trailer access.

More stalls do not automatically make a better horse farm. A beautifully designed four-stall barn can be far more useful than a twelve-stall building with poor ventilation, awkward turnout, little storage, and difficult access. Judge the barn by the work it removes from the day. The best ones almost disappear into the routine: horse, stall, aisle, field, and back again.

ARE YOU THINKING OF SELLING

Buyers Start at the Barn. Let’s Present Your Farm So It Is Remembered.

Across Albemarle, Fluvanna, Greene, Louisa, Madison, Nelson, and Orange Counties, the barn is often the first building horse buyers want to see. They want to know how many stalls it has and how large they are, how the aisle, wash stall, tack room, feed room, and hay storage are laid out, whether water and electric are in place, and what condition it is in. They also want to see how the barn relates to the pastures, paddocks, riding areas, and house, and whether the farm feels practical as well as beautiful.

That understanding should begin before a showing is scheduled. A few casual photographs and a short description rarely convey enough, yet they can still bring unnecessary traffic through your home and property. Thoughtful marketing helps serious buyers recognize what makes the farm worth seeing while protecting your horses, your land, and your privacy.

YOUR PROPERTY

Showings Are Carefully Managed

Your farm, your horses, and your privacy are protected throughout the selling process, with careful control over showings, advance notice, qualified buyers, and respect for the daily routines that keep the property running smoothly.

By Appointment Only

Showings need at least 24 hours’ notice.

Qualified Buyers

I require proof of funds before a showing unless you prefer otherwise.

Present With Your Horses

With horses on the farm, I do my best to be there for every showing.

Always Informed

I provide feedback after each showing.

Quiet Options

If you would rather sell quietly, or prepare the farm before it goes on the market, we can plan that too.

“Their photography, videos, and description truly captured the beauty of our farm. They were there for every showing to safeguard our horses, and we sold at virtually our list price, even in an unpredictable market.” — Horse Farm Sellers
